Estate Management

The company employs Bridge Security Solutions to provide daily on-site estate management and some security services.

Two officers are on duty 24-hours a day and operate from the gatehouse at the Crofton Road entrance, from where the entrance gates are also controlled. 

To ensure the estate remains well-maintained and responsive to any issues, our dedicated team operates with a proactive approach. One team member is stationed at the gatehouse to oversee access and provide immediate assistance, while another conducts regular patrols throughout the park—day and night—using our fully electric vehicle.

This continuous presence enables us to promptly identify and address any concerns that may disrupt residents or compromise access to their properties. A key priority is to monitor for damage or unusual activity across the estate and to respond swiftly to incidents, engaging specialist services when necessary to resolve infrastructure issues.

This vigilant monitoring ensures a safe, clean, and welcoming environment for all residents and visitors.

These officers are in contact with the Operational Director and support him and fellow directors in operating the estate.

Types of incidents we monitor include:

  • Rapid response to incidents and alarm conditions
  • Reporting of incidents or, in an emergency, calling the police
  • Parking control
  • Internal traffic control and assisting with large deliveries
  • Monitoring pedestrian access and requesting any door to door trading or undesirables to leave
  • Reporting any street lighting not working to the Infrastructure Director
  • Reporting damage to verges, roads and roundabouts to the Infrastructure Director
  • Monitoring building works to ensure it is within the approved operating times
  • Monitoring vehicle access and parking at building sites
  • Dealing with anything blocking or restricting our roads
  • Reporting any tree damage to the Infrastructure Director
  • Contacting the Utility Companies if there are issues on any of the roads within the park.

  • 24/7 Assistance in managing the estate

HOUSE WATCH

Properties using our House Watch Service offers peace of mind while you are away. In the event of a burglary, attempted intrusion, or activation of your property’s alarm system, you or your neighbours may promptly notify our dedicated Officer. Upon receiving notification, the Officer will typically arrive within minutes to assess the situation.

Once on site, the Officer will conduct a thorough external inspection of the premises and, where access permits, will also examine the property’s perimeter to identify any signs of disturbance or unauthorised entry.

This service is designed to provide a swift and professional response, ensuring the continued security of your property in your absence.

If Bridge are the appointed key-holders and have been granted permission to enter the premise in the absence of the owner, the Officer will carry out a full inspection of the property even if they believe the suspects to be on site, provided there is no threat to the officer. The same criteria would apply even if Bridge are not appointed key-holder, should the house owner be on site and require assistance. If the owners are not at home the Officer will contact them to appraise them of the situation and if necessary wait until the owner(s) arrive home.

Should suspects be found on site the officer will try to detain them until the police arrive, provided this does not cause a risk to himself or others.

ON-SITE DEFIBRILLATOR

A Defibrillator is held at the Gatehouse for the use of residents and in the case of an Emergency call the Gatehouse on 01689 666450 and it will immediately be brought to the residents property.

The officer will assist until the emergency services arrive at the property.
