The Planning Committee when reviewing an application will take into consideration conformity with the criteria below. In addition, other factors, such as the impact on the street scene, the location and surrounding properties will also be evaluated.
This will included light invasion checks and neighbour consultation.
These criteria should therefore only be considered as a guide to what is a acceptable to Farnborough Park Estate Ltd.
When making an application all boundaries including neighbouring properties must be shown on the scaled plans.
Development works (Construction)
- Single dwelling per plot
- Single storey – 1m boundary
- Two storey – 2m boundary
- Third storey (roof) – 2m boundary
- No velux windows facing roadway
- No dormers facing roadway
- No single storey balconies
- No Juliet balconies at roof level
- Roof height – maximum 9m
- Existing building line to be maintained as per covenants
- Side dormers/velux windows/flush windows located sympathetically
- Foundations to suit vicinity of existing trees (distance, depth, piling, etc)
- All materials to be used must be agreed prior to commencement of works (D & A statement)
Garden Buildings (Summer Houses etc.)
- Footprint to be determined by maximum size – i.e. 5% of rear garden
- Height – maximum 2.5m to eaves
- Flat roof only
- Obscure glazing – hedge/tree screening where appropriate
- No overnight accommodation
- Boundary distance agreed when size established
- Pump rooms located sympathetically and soundproofed
- Neighbour consultation
Swimming Pools
- Water course survey will be mandatory
- Size restriction subject to surrounding area – trees etc.
- Neighbour consultation
Please note that swimming pools may not be allowed where it is perceived that the water level may be affected to the detriment of neighbours.
Satellite Dishes
- Satellite dishes may only be located at rear of property and not visible to the road
Gates, Railing, Fences & Hedges
- Walls and fences are NOT allowed at the front of properties. Low hedges and picket fences of maximum 4 feet may be considered, subject to FPEL’s approval.
- No gates/railings/piers permitted
- Side fencing/hedging maximum 3’6 at the front of properties or at the side if at a road junction.
- Fencing along the road on corner plots up to maximum of 6 feet must be screened on the outside by suitable hedging (preserving the full width of FPEL verges 6 to 9 feet dependant upon road)
Landscaping
- No large solid structures i.e. obelisks, solid features, name features other than designated house name (size to be agreed) in front of building line
- No substantial hard landscaping/paving. Grassed areas to be encouraged
- Additional access points permitted subject to width restriction at the applicable fee
- No planting, removal or reduction of trees on verges
Solar panels
May be considered but subject to the following criteri:
- Solar equipment cannot be installed on a roof or wall that constitutes the front face of the building or the side of the building that is visible from a public road or a road within Farnborough Park or impacts on adjoining properties.
- Neighbour consultation will be necessary.
- FPEL has the final decision on allowing them to be installed
Please note that a strict criteria is imposed when installing solar panels and may be allowed under permitted development by the council, if these are met, however you need to check if planning permission from the council is also required because of our conservation area status.
